A community hospital’s drains never get a day off; a cinema’s get a week of near silence and then a full house. Wokingham has both within a mile of each other, and the rest of its commercial drainage is used in bursts too. Elms Field, the regeneration scheme beside the town centre, opened a 95-room Premier Inn in November 2019 and a three-screen Everyman cinema the following month, with an Aldi and cafés, restaurants and shops along Elms Walk. Carnival Hub on Wellington Road followed in July 2022, putting pools, a 120-station gym, a café and, from that September, the town library on one site; Places Leisure runs the centre. On Barkham Road, Wokingham Hospital is Berkshire Healthcare’s community hospital for the town, with rehabilitation wards and Westcall’s out-of-hours operations centre on site. When a drain in any of them stops, TrueFlow’s commercial drain unblocking service attends; the cafés, practices and parades, with their contracts, are covered on the commercial drainage in Wokingham page.
Pool, ward and the buildings between
A leisure centre’s wet side works from the first lane swim to the last evening class, with a café kitchen on the same system, so its drains carry a full day’s load every day. A community hospital runs more evenly, but its kitchens and ward facilities work every day of the year and cannot be shut for a Monday. Each narrows a pipe in its own way, and each fails at the moment of heaviest use.
Attendance around the clock
Someone answers at any hour on any of the year’s 365 days. A blockage stopping a hotel letting rooms, a cinema opening or a ward’s facilities working gets an emergency response: a 60-minute target to reach the premises and a starting price of £120 including VAT. A late-evening failure is dealt with that evening rather than logged for the morning; out-of-hours attendance is what the service is built around. A drain that still drains, slowly, goes into the site’s quiet hours instead, at the published rates, with the price agreed before the slot is fixed.
Four rates, one commitment
Four published rates cover almost every clearance: rodding from £80 where the obstruction is near a chamber; jetting, at up to 4000psi, from £150 for grease, scale and compacted debris far down a run; a CCTV survey (from £120) explaining a repeat blockage; and jetting plus survey from £220. All include VAT and are starting figures, with longer or larger runs priced on inspection.
No Fix, No Fee applies: a blockage that cannot be shifted because the pipe has collapsed is charged as a survey and diagnosis only, never as an unblocking. Who pays for what is explained in the responsibility guide.
What the site keeps
The visit is written up for the site’s file, and the questions below say what that contains; insurance and a 6-month guarantee are standard. A run that loads up again belongs on a drainage maintenance contract, with the hotel, leisure building or hospital site visited on an interval instead of in an emergency.
Wokingham commercial unblocking FAQs
What should the site do while waiting for the engineer?
Stop adding to the problem: take the affected fixtures out of use, sign the washroom door, and ask the kitchen to hold back sink and dishwasher discharge if the blockage is on that line. Lifting the nearest external cover, if that can be done safely, shows whether the chamber is full, worth reporting when the engineer calls ahead. Chemical drain cleaners belong in the cupboard: they rarely clear a commercial blockage and make the pipe unpleasant to work in.
What goes in the report after a Wokingham clearance?
The location of the obstruction, what it consisted of, the method used, the state the pipe was left in and any defect seen, with photographs, and footage where a camera was run. It is written so a landlord, agent or insurer can read it without the engineer in the room.
Does jetting reach a blockage far down a long run?
Yes. The jet is fed along the pipe from the nearest chamber and works tens of metres from the access point, pulled forward by the rear-facing jets that also do the cleaning, so a blockage well beyond rodding distance is reached without opening the ground. On a longer run the engineer works from the next chamber along, and the camera confirms the line is clear end to end.
