In 2008 Bracknell Forest Council transferred 5,600 tenanted homes to Bracknell Forest Homes, which became Silva Homes and in 2023 joined Abri, and every one of those homes drains through a stack, a gully or a run that somebody is now responsible for. That is what most of Bracknell’s drainage looks like: owned in bulk, by organisations with an estates function, a planned-maintenance budget and a file that needs filling. Arlington Square, the 22-acre business park near the station, sets its office buildings in landscaped grounds with a water feature; the town’s main retail park trades from one large car park; Bracknell and Wokingham College has taught on Church Road for more than sixty years. A drainage maintenance contract exists to fill that file.
What a Bracknell agreement covers
For a housing association the agreement is one short list repeated across many blocks: the stack each block shares, the drain outside its bin area, the gullies in its parking court and the surface-water run that takes the estate road’s rain. Each block carries its own reference so a report on one can be found among hundreds, and each item has its own interval, because a stack serving twelve flats fouls faster than one serving four and the file should say so. Office parks, retail parks and the college are written the same way, building by building, but it is the housing stock that shows why the method matters.
Which hour each Bracknell site is empty
Housing stacks are jetted between the school run and the evening, when the fewest residents are home and all have been warned; the other premises each have a quiet hour of their own, written into their schedule. Those windows are all available because the line is staffed at every hour of the year.
Paperwork that outlasts a change of agent
Buildings change hands and managing agents change contractors, and the drainage file should survive both. Every visit produces a written report with before-and-after photographs of each asset, any CCTV findings, and a Waste Transfer Note where grease or silt has been removed, issued by TrueFlow Ltd as an Upper Tier registered waste carrier. The layout is the same every time, so a new estates manager inheriting the file can read three years of a stack’s history in a few minutes. The FM case for drainage as a maintained asset is made under offices and facilities management.
Pricing taken from the published list
Contract work uses the published one-off rates, with trap emptying priced to the trap. Each rate is multiplied by that line’s visits per year and the lines are added; the result is quoted as a yearly or a per-visit sum, confirmed in writing before signing, and the inspection that precedes it is free. Every visit is insured and the work guaranteed for 6 months. Single jobs for Bracknell businesses sit on the commercial drainage in Bracknell page.
Bracknell maintenance contract FAQs
Can a new building owner or facilities contractor take over an existing agreement?
Yes. The schedule belongs to the site rather than to whoever signed for it, so when a building is sold or an FM contract changes hands the schedule, its intervals and the report history transfer with it. If the premises are unchanged the figure is unchanged too; the agreement is simply re-signed by the incoming party.
Who receives the reports when an agent manages the building for a landlord?
Whoever the agreement names, and it can name more than one. A managing agent typically receives each report for the building file, with a copy to the landlord or to a tenant whose demise was worked on. Reports go to whoever needs to read them, not only to whoever pays the invoice.
What happens when a planned visit finds a defect that cleaning cannot fix?
It is recorded, photographed and reported, and the repair is quoted separately rather than folded into the contract. The schedule continues around the defect: a run with a known open joint may be given a gentler clean and a shorter interval until the repair is done, and the report notes where the fault sits so the repair quote can be checked against it.
